Will you pressure me to sign up after the call?
No. The call has no obligation, and we mean it. If we don’t think we’re a fit — or if your project doesn’t warrant the engagement — we’ll tell you and, where we can, point you to someone who’s a better match. Our independence pledge runs both directions: we won’t take on work that’s wrong for you.
What if my project is smaller than $250K?
The Day-Zero Diagnostic is structured to be useful at any scope above roughly $100K. Below that, the math on a full $2,500 engagement gets harder to justify — on smaller projects we may suggest a single 60-minute planning call rather than a full Diagnostic. The free 15-minute call is the right way to figure out what fits.
Do you work outside Westchester?
Most of our work is in northern Westchester — Chappaqua, Bedford, Armonk, Mount Kisco, Briarcliff Manor, Pleasantville, and surrounding towns. We take selected projects in lower Westchester and Fairfield County, CT. Outside that footprint, we’ll be honest about whether we can serve you well or whether you’d be better off with a local advisor.
What’s the difference between the Diagnostic and Owner Representation?
The Design Phase Diagnostic ($2,500 flat, 6–10 weeks) covers pre-construction: realistic budget, regulatory triggers, site constraints, vendor strategy, and reviews at schematic and design development. It’s a fixed-scope engagement that gives you a clear picture before construction begins.
Owner Representation (2–4% of project cost) extends that work through construction: vendor management, change-order review, permit and inspection strategy, and continuous oversight from break-ground to final walkthrough. If you start with the Diagnostic and continue into Owner Rep, the $2,500 credits toward the Owner Rep fee.
What if I already have an architect or contractor?
That’s common — in fact, most of our clients come to us with a team already in motion. Our role is independent of the rest of your team: we review their proposals, contracts, and decisions through the lens of your interests. We don’t replace your architect or contractor; we’re the second set of eyes that’s accountable only to you.
Is this for me if I’m still shopping for a home?
Yes — and this is one of the highest-value moments to engage us. We can underwrite the renovation scope on a property you’re considering before you sign a contract, surfacing the regulatory, structural, and cost realities that affect the actual price you should be willing to pay. Several of our best Diagnostics started this way.
What happens if we discover serious issues during the Diagnostic?
That’s the point of the Diagnostic — finding problems while they’re cheap to address. We’ll tell you what we found, what it means for your cost and timeline, and what your real options are. Sometimes the answer is to redesign. Sometimes it’s to renegotiate the contract. Occasionally the answer is “walk away from this project.” All three are successful Diagnostics.
